Stonehouse Homes – Tenancy Fees.

Stonehouse Homes Lettings pride themselves in renting nice properties to nice tenants.  Having many years’ experience we will ensure you are matched to the right property that is affordable for you and meet your requirements.  We have many properties to rent regardless of your circumstances whether you are employed, retired or receiving benefits.  Some of our properties will also accept pets.

Our application process isn’t anything to worry about and involves being referenced by a third party company that leaves only a soft footprint on your credit file.  We will check on your employment details, past landlord references, any bad debt and rent arrears.

We do not take applications from anyone with rent arrears.  If your application fails or is withdrawn, the cost is non-refundable. In the event that the landlord for any reason is unable to proceed your fees will be refunded in full.  We urge applicants to be honest and upfront. To comply with the Right to Rent legislation we will need to see photographic I.D such as a passport or driving licence.  We will also require proof of address such as a utility or council tax bill from the last 3 months.  This ID must be given in person.

So what happens next when you’ve seen a property you may want to rent?

Check if you can afford it and if you meet the criteria ie have pets.

A quick affordability check is simple, the monthly rent x 30 must total your annual income. An example is below:

  • Monthly rent £500 x 30 = £15,000
  • Total Gross income including benefits must be £15,000 or higher.

If this is the case make an application and pay the fees (see table below)

Once you have passed our application referencing you will be asked to pay the holding deposit.  This is the equivalent to the deposit (normally 1 months rent) This is detailed on each property. Once you move in this will convert into your deposit which will be lodged in an approved scheme. Your move in date must be within 1 month of passing the checks.

The day of signing tenancy you will pay your first months rent in advance and any pet premium (this is a fee if you have a pet and is non refundable).

3 Months later…

We will inspect your property, you will need to make yourself available for these checks as this is part of your tenancy agreement.

Renewing/extending your tenancy

Depending on your circumstances you will be offered the opportunity to renew/extend your tenancy and a fee will be charged.
