Preston Property Update: June 2024

What’s Happening with Property Prices?

Ah, the UK property market—always a rollercoaster of emotions, figures, and occasionally, humour. In the past 12 months, we’ve seen a fascinating saga unfold in both the national and local (Preston) property markets. Let’s dive into the current trends, sentiments, and some juicy stats to get a better understanding.

National Scene: UK House Prices

According to the Halifax House Price Index, the average UK house price in April 2024 was £288,949, showing a modest annual growth of 1.1%. Amanda Bryden, Head of Mortgages at Halifax, notes, “UK house prices held steady in April, rising on a monthly basis by just +0.1% (less than £200 in cash terms).” While this may sound like the market is catching its breath, it’s important to note that there are broader dynamics at play.

The national market has experienced what some might call a plateau. After a period of rapid growth, things have stabilised, partly due to the increase in interest rates. The average property price has only seen a slight uptick compared to £287,244 at the beginning of the year. Mortgage applications are up, and mortgage approvals have reached an 18-month high, indicating that buyer confidence is making a comeback.

Interestingly, first-time buyers are shifting their preferences towards smaller properties, likely due to higher borrowing costs. Flats have seen the most significant price increases, suggesting a narrowing gap between smaller and larger properties.

Local Spotlight: Preston House Prices

Now, zooming in on our local hero, Preston, the story takes a different twist. The average house price in Preston stands at £196,500, marking a steady rise from £190,000 over the past year. While Preston’s prices are lower than the national average, the growth rate is quite notable, signalling a robust local market.

The local sentiment mirrors the national trend of cautious optimism. Buyers in Preston are gradually regaining confidence, reflected in the stable and consistent rise in property values. The market here is characterised by a balance between supply and demand, without the dramatic fluctuations seen in some other regions.

Market Sentiments and Trends

Across the UK, market sentiment is cautiously optimistic. Despite higher borrowing costs, buyers are adapting, and the market shows signs of resilience. As Amanda Bryden puts it, “Activity and demand are improving, evidenced by greater numbers of mortgage applications so far this year.”

In Preston, the sentiment is similarly positive. The local market benefits from a mix of affordable housing and growing demand, particularly from first-time buyers and young families. This steady demand is helping to sustain price growth without overheating the market.

Expert Insights

From the Halifax House Price Index, Amanda Bryden provides a comprehensive overview: “While borrowing costs remain more expensive than a few years ago, homebuyers are gaining confidence from a period of relative stability.” This reflects a broader sentiment of a market that is adjusting and finding its footing in a new economic landscape.

Locally, insights from the Office for National Statistics (ONS) highlight Preston’s strong performance. The average house price here is growing steadily, a sign of a healthy and balanced market.

12-Month Outlook and Forecast

Looking ahead, the property market’s trajectory is expected to be steady, if not spectacular. Nationally, house prices are anticipated to rise modestly. The resilience displayed over recent months suggests that we can expect continued, albeit moderate, growth. If the Bank of England implements expected rate cuts later this year, fixed mortgage rates might fall, further boosting buyer confidence.

For Preston, the forecast is similarly positive. The local market’s stability and affordability make it an attractive option for buyers. As demand continues to grow, we can expect house prices to follow a steady upward path. However, affordability remains a key issue. Both new buyers and those remortgaging need to navigate higher mortgage rates carefully.

In conclusion, while the national market finds its footing in an era of higher interest rates, Preston shines as a beacon of stability and growth. With cautious optimism, buyers and investors can look forward to a property market that, while not without its challenges, offers opportunities for growth and stability. As always, stay tuned to your local expert for the latest updates and insights. Happy house hunting, and may your property dreams be ever in your favour!

Simple storage solutions to banish clutter

So you’ve tried selling off your unused items, have taken everything that doesn’t spark joy to the charity shop and yet you are still struggling to keep your home free of clutter. One of the main causes of clutter in a home is not having enough storage space or simply not having it in the right places.

If you have spent time decluttering and yet still feel like your home is a disorganised mess then it’s time to consider some nifty storage solutions.

Hallway

As the main entryway in and out of your home it is easy for discarded coats, bags and shoes to quickly build up. Consider investing in storage solutions so that there are easily accessible places to put these things away as soon as you enter your home. If you are worried about floorspace there are lots of wall-mounted shoe storage solutions available. If you have an overflowing shoe rack consider storing out of season shoes somewhere else until they are needed again. A few well placed hooks on the wall can be perfect for keeping coats and scarves safely stored off of the floor and a shelf mounted directly above them is perfect for storing accessories such as hats, gloves and sunglasses.

Understairs

Is the space under your stairs underused? Shelves and hooks can be used to turn that area into the perfect space to store anything from bikes to books and cleaning products to coats.

Vertical Space

If floor space is limited in your home consider using the vertical space to store your belongings. Wall mounted cabinets and shelves are ideal for keeping things off of the floor which can make a huge difference to how the space feels. Alcoves and recesses are perfect for popping small shelves in without there being any encroachment on your space.

Ceiling

Don’t be afraid to hang storage from your ceiling. Hanging mesh storage baskets are ideal for keeping your little ones cuddly toys within reach but safely contained. Ceiling mounted pan racks provide the perfect place to keep your pots and pans off of the side when cupboard space is limited in the kitchen.

Bedroom

Underbed storage boxes are ideal for packing away out of season clothes and bedding. Storage boxes that match your decor are ideal for utilising the normally wasted space on top of your wardrobe.

Attic

This is the perfect space to store belongings that you don’t use all of the time. You need to be careful to ensure that it is both well insulated and well ventilated to ensure that your belongings are protected from extreme temperatures and high levels of humidity.

If you are decluttering your home to get it ready to go on the market in Walton-le-Dale please do give us a call on 01772 252136 and we  will be delighted to give you a free no-obligation valuation.

Stonehouse restores sellers faith in Estate Agents

Stonehouse restores sellers faith in Estate Agents

We have had a great testimonial from another happy client…

After being on the market for over 6 months and using two other estate agents, both mine and my husbands experiences of estate agents was not a positive one.

We decided to go on the market with Stonehouse two weeks ago and it was the best decision so far. Within the first week Stonehouse had got us two viewers through the door.

Their staff are so professional, polite and friendly, they communicate on a regular basis and their positivity is so refreshing. Within the first week on the market with them our faith in estate agents was restored.

I honestly cannot recommend them enough! They really do have a wealth on knowledge on the housing front and with the extra miles they go, I have every faith in them selling our house.

Gala 2017 – Stonehouse Homes Supporting Local Causes Gregson Green

Gala 2017 – Stonehouse Homes Supporting Local Causes

We at Stonehouse Homes love to help local causes and have helped many over the years.

You can visit Gregson Green’s website here.

Recently, we received a lovely letter from Gregson Green – a place to provide a venue for local groups to meet such as Rainbows, Brownies, Mothers and Toddlers, The Women’s Institute, Dog Club and child welfare clinics. The venue is also used for private birthday parties and other events.

Here is the lovely letter we received from Gregson Green:

Dear Karen and Mark,

I am writing to express our sincere thanks for your contribution of a raffle prize and the placing of an advertisement in conjunction with our Gala Day on Sunday the 27th of August 2017.  Continued support for our events is greatly appreciated.

We were blessed with perfect weather, which was enjoyed even more after the rather miserable summer this year.

The fantastic total raised this year was £7,300, which is wonderful for such a small village and reflects the wonderful support of the local residents. This brings our vision for a new sports and recreation facility that much closer.

Once again, thank you for your continued support and commitment to one of our major fund-raising events of the year.

Yours Sincerely,
Jacqui Gibson
