Sell your home at Easter for a Summer Move

Spring is a wonderful time to sell a home – the buds are budding, gardens are springing into life, and a little bit of sunshine makes everyone’s home look better. Plus, buyers have traditionally always started home searching in the spring, and the property portals tell us this is still the case today.

If you’re thinking of selling your home, or your home is on the market right now, you may have some questions about how to make your move a success. Here are some of the questions we get asked at this time of year by our clients at Stonehouse Homes:

“My house has been on the market since wintertime – now my garden is flowering, should I get new photographs taken?”

Winter garden photos can look a little, well, sad. Bare trees and shrubs, bare earth and leaf-covered, muddy lawns can all be a bit off-putting to buyers. So when your garden starts coming back to life, it’s a really good idea to get some fresh and colourful images taken to showcase it to buyers. At Stonehouse Homes we offer new foliage images free of charge to our clients, to make sure their images online are always current and as attractive as possible. Why not ask your agent if they can do likewise?

If I get an offer now, when should I expect to be moved by?”

Nationwide, the current time from accepting an offer to handing over the keys is around 12 weeks, but this can vary hugely depending on your buyer’s position, finance needed, any complications with your sale and much more. If you have a straightforward sale, no chain and your buyer doesn’t need a mortgage, then you should be moved by the summer, or around 10 weeks. Any complications or chain delays can more than double this, so ask an expert about your specific situation. We’re always happy to offer our advice on timescales and what to expect. I don’t know how I’m going to keep my house tidy during the Easter holidays! Should I take a break from the market?”

We feel your pain! Selling a house with children off school is never an easy task, but there are some things you can do to help make your viewings successful and stress-free:

  • Encourage (bribe) your children to tidy up and keep tidy. Daily inspections with reward stickers for younger children and cash for older teens usually does the trick.
  • Keep the children out of the house as much as possible, so your home stays tidier!
  • Takeaways or eating out if you have an imminent viewing booked will save you having to clean your kitchen.
  • Resist the urge to do ‘messy’ playtime with the kids if you have viewings arranged – no finger painting, Play-doh or baking!
  • Make sure you’re out of the house for viewings, so you don’t feel stressed – being under pressure to have perfectly-behaved children will not result in an enjoyable viewing, for you or your buyers!
  • If you have a real house-full and really would rather not have to cope with viewings during the school holidays, tell your agent. They’ll be understanding if you want to take a break from the market until the kids go back to school.

“I’m thinking about moving home – is now a good time?”

A great question! We’re sure you’ve heard it’s a ‘seller’s market’ right now, and has been pretty much since the start of the Pandemic. But things are starting to change. More homes coming to market means more competition for buyers, and that creates downward pressure on house prices. We expect prices to remain strong for at least this year, and probably into next year, but we think the days of huge scarcity are now behind us. What does this mean for you if you’re thinking of selling? Well, if we’re right and property prices have peaked, you can feel confident you’d be selling your home at the top of the market. Whatever your situation, selling now when you know it’s a strong market is going to give you a more predictable sale price than waiting until next year and facing an unknown property market.

What are most buyers looking for right now?”

Some homes are inevitably in more demand than others – our buyers are looking for specific features, like work-from-home space, and often want a home with potential to extend. Bungalows seem to be very popular right now, as are homes with land. It’s hugely disappointing when you’re excited to put your home on the market, and no one seems interested. Especially if neighbouring properties are selling fast around you. The three key drivers of any successful property sale are presentation, price and promotion: how well your home is presented to the market, and whether it competes on how modern rooms like its kitchens and bathrooms are; whether the price is competitive and not over-optimistic; and finally, but probably the most important of the three, how your home is marketed. The images, written description and brochure are more important than most people assume, and just improving them can have a dramatic impact on how much interest a home receives. We’ve taken on , styled them and changed the photography, and sold them straight away without changing the price at all! Yes! We always take off our shoes before going into a home, and so we expect the viewers to, too. Carpets with muddy footprints aren’t attractive to buyers, so let’s make sure yours stay clean!

Should I sell my home now? How the current shortage affects your home’s price

2021 was a tremendous year for home price growth in the UK – the strongest since the mid-2000s – with many areas and types of home seeing values increase by double-figure percentages. This means a house bought for £500,000 only two years ago could be worth up to £600,000 today!

The huge imbalance between supply and demand, with many more buyers than homes available, has been the key driver behind these extraordinary increases. If you own a unique home and you’re thinking of selling, you have a rare opportunity to sell your home for far more than its ‘logical’ value.

Chicken and Egg 

Across much of the country, the best price rises have been at the higher end of the market. Historically low mortgage rates and a desire for extra space – especially as more people have found themselves working from home – has encouraged many homeowners over the past couple of years to upsize to larger homes.

The biggest challenge with the current lack of homes available to buy is that many homeowners can’t find anywhere to move to, so instead are staying put until that dream home comes on the market. This has created a ‘chicken and egg’ situation where the market is facing a stalemate – no one can move if no one is moving!

What’s likely to happen to prices as we move through 2022?

As more sellers decide to take advantage of current demand and put their home on the market, that increase in supply is likely to lead to slower price growth, with Rightmove predicting that average prices will have risen by around 5% by the end of this year, marking a considerable slowdown in price increases compared to the last two years.

At Stonehouse Homes, we’re already seeing a significant increase in the number of people inviting us to give them an up-to-date valuation of their home. Therefore, although right now, demand from buyers is still far outstripping supply, we expect this gap to close over the next few months.  As this happens, buyers facing a greater choice will be less willing to pay a premium for their next home, even if they can afford to do so.

Getting the right price for your home

Sell sooner rather than later to get the best price. Of course, no one knows what’s going to happen to house prices in 2022, but early indications are that we just won’t see the record prices achieved in 2021. This means selling now will give you a degree of certainty and avoid you regretting sitting tight later in the year when house prices could flatten out. This is especially true if you’re downsizing or selling a second home, when you can best take advantage of the price differential or the funds you could realise in an early sale.

National, and even regional, house price averages are just that – averages. Every area has its own micro-market, and the price performance of different types of home can vary from one village, and even one street, to another. New year, new move

The new year encourages many of us to make positive changes in our lives. A popular choice is pledging to do more exercise, while some people might decide to learn a new skill. But if you were one of the many sellers who put their home on the market last year and you haven’t yet found a buyer, this new year you’re probably resolving to get that sale!

 

As estate agents, we find that pretty much every new year brings with it not only a flood of requests from homeowners for valuations, but also a steady stream of enquiries about homes for sale. That means as we make our way through winter towards the spring, the market is usually buzzing.

 

So, how can you best take advantage of this activity and make sure your home attracts and secures the perfect buyer?

 

Here’s our round up of five positive steps you can take right now to revamp your marketing strategy and ensure this is the year you move on and make a fresh start in a new home.

 

 

  1. Take a brief rest from the market

In our experience, a home tends to generate the greatest interest from buyers in the first two to three weeks that it’s on the market. When your home appears as a new listing, buyers who are registered with online portals should receive a link to the details, and your agent should be sending out the brochure to their own database of potential buyers.

 

But after that initial flurry of activity, things often settle down on the viewing front, and we find that the longer your home is on the market, the less likely it is to attract the perfect buyer. As those who have been looking for a new home for a while keep seeing your listing, the fact that it hasn’t sold yet may make it less desirable to them, and you’re more reliant on new buyers who are just starting their search.

 

So, if you’ve been advertising for several months, it could be a good idea to take a break just for a few weeks, in order to reignite interest. Give the market time to move on a little bit – let some sales of other homes that are comparable to yours go through and wait for new buyers to enter the mix – then you can relaunch your home with some fresh marketing.

 

And while you’re temporarily off the market, you can use the time to review your sales and marketing plan with your agent and take some positive actions, beginning with a review of what buyers who have already seen your home have said about it.

 

 

  1. Review feedback from viewings

Feedback from potential buyers who have viewed your home can often be incredibly useful. Finding out what they liked and what didn’t appeal so much helps both you and your agent understand what could be discouraging people from making an offer.

 

For instance, if viewers thought some rooms felt a little dark or smaller than they’d hoped, could you change the lighting or perhaps rearrange some of the furniture to maximise light and space? Or, if the feedback was that certain rooms felt dated or needed some work, would you be prepared to spend a little money on upgrades or redecoration, to help achieve the best possible price for your home?

 

So, discuss with your agent the feedback people have given so far, and if several buyers have highlighted the same points, look at whether there’s anything you can do to change those things and make your home more attractive to buyers.   1. Style your home for the spring

Some simple restyling can be a great, cost-effective way to give your home a new look for the new year, and you might be surprised what you can achieve with just a few accessory changes.

 

Pack away any dark-coloured or heavy cushions, throws and rugs – all the touches that helped make your home feel extra cosy through the winter – and replace them with lighter fabrics. Invest in some crisp white bed linen (which will also brighten up the bedrooms in your new home when you move!), and make sure curtains and blinds are well drawn back to let as much daylight in as possible. Breathe new life into each room with freshly cut flowers and leafy plants, and swap large pillar candles and storm lanterns for just a few more subtle, light floral-scented candles. You can also check out the latest issues of home magazines for more current style tips.

 

Finally, think about how the furniture is positioned – could a different configuration make a room feel more spacious and inviting to potential buyers? And don’t forget, you can always ask for some help with this. We know ourselves that it can be tricky to look at your own home objectively, so maybe ask a friend to cast their eye over it and give you an unbiased opinion.

 

 

  1. Ask your agent to take new, professional photographs

Professional photographs can make all the difference to the success of your home’s marketing. Great eye-catching photographs don’t only show what’s in a home, they tell a story and illustrate a lifestyle that really grabs the imagination of potential buyers, making them want to live that life themselves.

 

For example, a professional sitting room photograph might feature a roaring fire and some glossy magazines next to an afternoon tea on the table, conveying a sophisticated, yet warm and relaxing feel. And a bathroom shot might show a steaming bubble bath, surrounded by candles and soft lighting, to give the feeling of a luxurious spa.

 

A photographer who’s experienced in shooting homes for magazines and sales brochures will know exactly how to capture each room looking its absolute best – from the angle and lighting to incorporating the finest lifestyle features into the shots.

 

 

So, once you’ve revamped the styling of your home, ask your agent to have some new, professional photographs taken. Not only will that ensure your images look current and in line with the season, but if you’ve taken a break from marketing, it means you can relaunch with an entirely new portfolio of stunning shots and potentially attract buyers that might not have noticed your home before.

 

  1. Update your brochure

Take another look at the brochure your agent’s been sending out to prospective buyers. Are you happy with the quality, and do you feel it properly reflects the value of your home? It should showcase a desirable lifestyle that will grab buyers’ attention and entice them to view – does it do that?

 

Once you’ve had new photographs taken, your brochure will need updating anyway, so this is your opportunity to make any other changes that could help attract that perfect buyer. So make sure:

 

  • The front cover features a striking photograph of the exterior – we find a twilight shot with all the interior lights on often makes a stunning first impression
  • The order of the interior photos takes buyers on a logical journey through the home, as they might see it on a viewing
  • The written copy has an enthusiastic tone and is full of descriptive and emotive adjectives to capture the buyer’s imagination
  • There is a floorplan that includes room dimensions and the overall floor area and shows the orientation of your home.

7 Tips to sell your home in winter

If you’re ready to move, you might be wondering whether to put your home on the market now or wait until the spring. Well, although winter may traditionally be a quieter time for home-moving than spring and summer, the market is still very much open for business and selling your home in this colder season does have its benefits.

As those who aren’t in a hurry to move tend to hunker down and focus on festivities, buying and selling activity usually dips a little over the winter period. That gives motivated sellers who push ahead with marketing two advantages:

  1. Although you may get fewer viewings overall through the winter, those who make the effort to look at potential new homes despite the inclement weather, are generally committed buyers who are serious about making offers.
  2. If there is a slight drop in the number of homes on the market, there’s less competition. That means you should get a higher proportion of buyers viewing your home and, with fewer houses for them to choose from, they should be quicker to make an offer if they like what they see!

Remember, even if there’s a howling blizzard outside, the internet is always up and running. House-bound potential buyers will have plenty of time to browse through online listings, and estate agents’ doors and phone lines are still open.

Refreshing soft furnishings and accessories is a simple way to transform the look of a room, so replace light cushions and throws with heavier fabrics and deeper colours. Pillar candles in storm lanterns cast a lovely light and can make a great focal point on a coffee table, sideboard or kitchen countertop. Winter-scented candles – think cinnamon, spiced pumpkin and orange – can also help create a welcoming seasonal vibe.

Low-maintenance green plants, such as peace lilies and Boston ferns will add life and are easy to look after, and potted orchids should give you long-lasting flowers and just a hint of spring around the corner.

Finally, if you’re wondering whether you should put up Christmas decorations, we’d say yes – as long as they’re not overpowering. Festive décor can add a lovely, cheery feel to your home, but you don’t want to detract from the natural space. So, even if you usually dress every room from head to toe in Christmas trim, hold back a little this year!

  1. Maximise light

Low natural light in winter can sometimes make interiors feel dull, so make sure you let as much daylight in as possible when you have viewings. Pull back the curtains, make sure blinds are fully rolled up and clear window sills of any large objects that might block light from getting into a room.

With fewer daylight hours for potential buyers to appreciate the outside of your home, install some pretty garden lights to inject a touch of ‘winter wonderland’. There’s a huge range of all-weather options for exterior lighting – from strings of fairy lights for trees and summer houses, to stakes for lawns or borders and spotlights for pathways. And many of them are solar powered, so once they’re up, you don’t need to think about plugs or timers.

If you have a terrace or other outdoor seating area, you could add solar-powered lanterns and why not consider investing in a heat lamp or fire pit that you can take with you to your next home?

  1. Refresh your photography

The best way to keep your home looking fresh in adverts is to ensure the photography is always in line with the season. So, if your current photos were taken in the summer, speak to your agent about updating them.

Have the interior shots taken once the styling has been refreshed for winter, but before you put up any Christmas decorations, as they would make the pictures a little too time specific. And for the exterior, make sure the photographer gets some shots at twilight, with plenty of lights on – inside and out, so your home glows and the garden twinkles!

  1. Stay on top of maintenance

With higher levels of rain and wind – plus frost and possibly snow – you may have a few more jobs to do than usual to keep your home looking its best through the wintertime. But it’s worth doing a daily maintenance check because even if you don’t have a viewing booked, you never know when potential buyers might be passing by to check out your home from the outside.

Three key things to stay on top of:

  • Keep paths free of leaves, snow and other debris
  • Make sure drains are clear so rainwater doesn’t pool or flood
  • When it’s icy, salt the driveway and paths

Also, you may want to keep a close eye on how clean your windows look, as low light can be unforgiving and you want your home to sparkle!

  1. Get set for perfect winter viewings

When it’s chilly outside, you want to welcome potential buyers into your home with warmth on all fronts. So turn the heating up a few degrees ahead of the viewing, light fires and candles for a cosy atmosphere, and make sure every room is well-lit.

Check the garden and other exterior lights are on, so people can clearly see where they’re going, and make sure there’s somewhere to hang up coats and leave umbrellas and boots. If you don’t have a porch or hallway, it’s worth popping a coat stand by the front door – and don’t forget a clean doormat.

A nice touch is to offer viewers a warm drink and even a seasonal nibble – perhaps a mince pie or some gingerbread. The more welcome you can make people feel, the more positive they’re likely to be as they walk around your home, hopefully leaving them with a happy memory of the viewing and your home.

  1. Discuss the festive period with your agent

Find out what your agent’s business hours will be over Christmas and New Year, and make sure you keep them posted on your own plans – any specific days when you’re going to be entertaining or hosting family and friends and when viewings wouldn’t be convenient.

 

If you’re going to be very busy over Christmas, you could simply consider taking a short break from selling for a couple of weeks. The best thing to do is have a chat with your agent and come up with a strategy for the festive period, so you can relax and enjoy yourself, while making sure you don’t miss out on a potentially perfect buyer.

Summer selling for an autumn move

Summer is a great time of year to sell your home. With bright, sunny days, gardens at their greenest and flowers blooming, your marketing photos will look fabulous!

More daylight hours and generally better weather than at other times of year give people much more opportunity to view your home at its best and brightest. And there’s nothing like a sunny day to put people in a great mood, which means they’re more likely to have a positive mindset when they’re viewing.

So, how can you best take advantage of the benefits of selling during the summer?

Photographs

The marketing photographs in your brochure and online advertising play a huge part in enticing buyers to view your home. Importantly, they’ve got to be in line with the season, so if your home’s already on the market and the photos were taken earlier in the year, we’d suggest you replace them with some up-to-date ones.

Have the interior photographed when there’s maximum daylight outside so the sun streams in through the windows, really boosting the natural brightness of your rooms. And if you’ve got a patio, balcony or terrace, open the doors and have a shot taken looking either inwards or outwards – it can create a really captivating image, with a hint of ‘summer holiday villa’, which could be hugely appealing to many buyers.

Two great times to have exterior shots taken in the summer:

  1. In the middle of the day, in bright sunshine. If you’ve got a good-sized garden, a shot from the end – front or back – looking towards your home and taking in the lush colours of the trees, flowers and shrubs can look beautiful.
  2. On a clear evening, around sunset. A mid-length shot of the front or back against the twilight sky, with exterior and interior lights on, can be quite stunning.

Styling your interior for summer vibes

The styling of your home is important at any time of year to help buyers imagine themselves living there, and it should resonate with the season. To give your home that summer vibe:

  • Pack away any dark, heavy throws and blankets and replace them with lighter fabrics
  • Floral cushions bring a summer vibe to any room
  • White bed linen will help make bedrooms feel bright and fresh
  • Scented candles are a great aspirational and welcoming accessory all year round, so choose some light, floral scents for bedrooms and living areas
  • Any aroma that reminds people of being on holiday, such as coconut, can boost their positive mood even further! You could have some fresh coconut cake in the kitchen or a coconut diffuser in the bathroom.

Of course, the glass surfaces in your home should be gleaming whatever time of year you’re selling, but it’s even more important that they sparkle in the summer light. It might be worth having the windows and glazed doors professionally cleaned inside and outside before you put your home on the market and perhaps periodically until you secure a buyer.

Indoor/outdoor living is becoming increasingly popular, so fling open your sparkling doors and windows before people arrive to view, and have plenty of plants and flowers around your home – particularly near doorways – to help the flow of greenery from inside to outside.

Showing your garden at its blooming best

Many gardens are at their finest during the summer, but it’s the time of year when everything is growing quickly, meaning it takes a little more effort to keep everything looking fabulous. Some of our clients choose to get extra help from a gardening services company while their home’s on the market – so why not consider doing the same? It’s one less job for you to do, and you can be confident your garden will always make the best possible impression on buyers.

Styling is just as important for the outside of your home as the inside, so think about things you could do to show off how you enjoy the garden. If you already have garden furniture, great; if you don’t, then it might be beneficial to buy a reasonably-priced table and some chairs, as that can really help set the ‘lifestyle’ scene outside when people come to view. Put a vase of flowers on the table and lay out some refreshments – even if that’s just a big jug of freshly-made lemonade and some glasses. The garden will look even more welcoming and inviting, which will encourage people to stay longer to appreciate everything your home has to offer.

Families on the move

For growing families, being cooped up together indoors over the winter months often makes them realise it might be time to upsize! And with school-age children on holiday, summer is a popular time for families to look for a new home, as they can all view together, find something everyone loves and then move in early autumn without disrupting the middle of the academic year.

So, while demand tends to be strong across all types of home in the summer, we usually find the ‘family home’ market is particularly busy – especially for those homes that have generous gardens. As children get older, many families really appreciate having extra space outside, so summer is the perfect time of year to sell homes with large lawns, where viewers can watch their young ones safely running about and enjoying the space.

And with high demand comes buoyant prices, which means you may be able to get more for your home than if you try to sell in the winter months.

Would an open house suit you?

Summer is also a great time of year to have an open house, where different buyers can view at the same time over a period of a few hours. In nice weather, buyers can spread out through your home and garden, take their time to view – and, as long as it’s dry underfoot, you don’t need to worry too much about your carpets getting dirty! While it might not be the right strategy for every home, for some it can be very successful in creating a buzz and encouraging great offers, so speak to your agent about whether it could work for you.

Moving in the autumn

Once your summer marketing has led to a successful sale and you’ve found a new home that you love, you can start planning the next exciting step. Moving in the autumn has its benefits, as it won’t be too hot or too cold when you’re shifting all your furniture and possessions in and out of buildings and vans – which removals companies certainly appreciate!

And here’s a valuable tip if you’re using a removals company: contact them as early as possible, even if you don’t have a firm moving date yet and particularly if you’d like to move on a Friday, as that’s the most popular day. It’s a new year – time to give your home a whole new look? If you’re selling your home, or planning to, our top home styling accessories for 2021 may help you make the right decisions to give your home a mini-makeover without breaking the bank.

Moving into a smaller home is not a decision most people take lightly. We may want to ask ourselves some questions before making the final decision to sell and move on. Sometimes, when we least expect it, or maybe when we most expect it, the way we feel about our home starts to change. We can embrace the opportunity in front of us and make some positive changes, moving forward and making thoughts and dreams a reality. This is where the research comes in. It is really important to have a plan.

Plan your finances to determine the price you need and want from your sale and decide on a date to put your home on the market. Planning out the implications of your move in detail is vital to seeing the full picture. Downsizing often releases equity, and having a plan for your pennies will give you a goal to reach for.

Make a wish list and a deal-breaker list for your next home, and start to look around. See what’s out there, and find out what you really like – what would you love to have in your new home now the practicalities have changed? Having your next home in mind will keep you motivated.

Arrange consultations with three estate agents and then choose the one you would like to work with. Choosing the right estate agent is the difference between selling at the price you really want and your home sitting on the market for months. Your agent needs to have the right attitude when it comes to selling your home, a high level of accountability and exceptional marketing techniques.

The beginning

So now we have the plot and the characters; it’s time to begin…

Go through your home, and make a list of any outstanding jobs. It’s time to get them done. If your home has a more dated décor, it may be prudent to make some changes to avoid those low offers that are based on your home being too dated for some buyers.

Make a list of any accessories to buy to dress your home for photography. Today, for your home to capture a buyer’s attention online, it needs to stand out. Keep your home looking its best for every viewing. Buyers like to see things clean and clear. Clear surfaces and floor spaces, and clean everything until it sparkles. Light and reflected shine are the best ways to show off the size of your rooms to their full advantage.

Contact removal companies for quotes. It can be really worthwhile getting your ducks in a row for moving. There will be a lot to sort, many years of memories (and junk!) to go through and lots to take on your journey with you. Decide on a company and what services you need – a good removal firm will advise you and help you decide what is right for your move.

The conclusion

The time has arrived! The crescendo of the piece! The height of the drama – if there’s going to be a plot twist, it will be now. But let’s keep to the narrative and think about those moving days.

Pack as much as you can the night before, and have a survival box full of essentials for your last night and morning. Keep this box for your first night and morning, to keep things as  simple and easy as possible.

Make arrangements for child and pet care as necessary. Moving day is not the time or place for animals or small children, so keep them all safe and happy whilst you get things set for them in their new home.

Make plans for that first night – will you go out, get a takeaway or have ready meals in for dinner? Make the beds as soon as you can so you can relax later, and have that special bottle of wine ready to celebrate your new home with!

Seven reasons to sell in September

In the blink of an eye, the trees are dappled in burnished reds and golds. That first waft of coal fire smoke garnishes the dusky sky. Dust off your autumn boots and dig out your gloves…September is here.

Summer brought with it the UK’s busiest month of house sales in a decade. Everyone agrees, the housing market is booming.

So, alongside crisp misty mornings and crackling log fires, what delights does autumn hold for sellers?

Over the last few weeks, we’ve taken calls from family buyers looking for larger homes. These guys like to buy in autumn, spring and early summer. If these times ring a bell (the school bell) that’s because they are term times!

We find that buyers with children tend not to house hunt during the school holidays. After all, when the sun is shining, ice creams at the seaside and outdoor escapades with the family beckon, leaving little time for viewing homes.

It’s also worth remembering how stressful viewing a home can be, with children who just want to be outside.

Instead, parents tend to wait until the children return to school, so they can view homes in peace. But there is more to it than convenience alone; psychology of space can come into play too.

As the days stretch out and it’s light until late in the evening, kids often spend much more time outdoors. Whilst their children are busy playing in the garden until the last glimmers of sunset fade, it’s easy for parents to feel their home is bigger than it is.

As a result, ‘upsizers’ tend not to feel as squeezed for space in the warmer months. After all, with the children outdoors, the house seems so much bigger. With more room to stretch out, a house move may not feel as urgent.

But as the nights begin to draw in, the house begins to feel crowded, meaning parents once again are looking for a change and a larger home in which to grow.

House hunters searching in September and October tend to be keener to make an early decision. After all, everybody wants to settle in ready to start enjoying their new home in time for Christmas. In fact, ‘a quiet and settled Christmas’ can be a real driving factor. Buyers are more motivated than ever to get the deal done.

With that in mind, let’s explore the top seven reasons why selling in September might be the best option for you:

1. New school year = new start

The schools have gone back. At long last. For parents, it feels like a new year and a fresh slate. With the children no longer cluttering the decks, they can see things with clarity. They can also take steps to move on. School bags strewn in the hallway and cluttered desks in the evening add more impetus. New school year = new start. Where better for a new start than in a new home?

2. Festive incentives

Ordinarily, buyers looking at property in September are keen to get moving. With Christmas on their minds, they want to have contracts signed and house moves completed well in advance of the festive season.

Adding to the festivities this year are the tax duty slashes from chancellor Rishi Sunak. Will the removal of stamp duty levies on properties below £500k light a fire within would-be buyers?

With plans for a pre-Christmas move supplemented by big savings, this excitement will no doubt drive them on.

In September, your home is looking at its most warm and cosy, with lamps lit and the fire on. Never has it looked more welcoming and inviting.

As you can see, September can be a wonderfully successful time to sell your home! But following the summer surge in home sales, will autumn sales follow suit?

Rishi Sunak seems to think so; the Chancellor’s recent cuts to Stamp Duty now extend until March 2021 and with the Stamp Duty threshold raised to £500,000, less than 10% of buyers will have to pay any Stamp Duty at all.
